RERA Affordable Housing Calculator

The Affordable Housing Calculator can help you determine whether the property you intend to buy is an affordable house as per RERA Act in India. Although the term "affordable housing" can have a a different connotation but the term implies a different meaning as per the Act.

Using the Affordable Housing Calculator

You can simply put in the numbers in the parameters and click on the "Check Affordability" button. The calculator will display if your intended property as per the details given is an affordable one or not.

Step 1

Select the city where the property you wnat to buy or sell exists. Metropolitan Cities & Non-Metropolitan Cities have different parameters to define an affordable housing property.

Metropolitan Cities include major cities such as Delhi NCR, Mumbai, Kolkata, Bengaluru, Chennai & Hyderabad. Any other region will be considered as Non-Metropolitan.

Step 2

Enter the agreement value of the property (in lakhs) in the input box. The agreement value is important. Properties having an agreement value of upto ₹45 Lakhs are considered affordbale housing property if it satisfies all other conditions of being an affordable home.

Step 3

Enter the carpet area of the property. The condition vary for Metropolitan & Non-Metropolitan cities. In case of Metropolitan Cities, carpet area of upto 60 m² are considered affordable as per RERA (if satisfying all other conditions). In case of Non-Metropolitan Cities, carpet area of upto 90 m² are considered affordable as per RERA (if satisfying all other conditions).

60 m² = 645.835 ft²
90 m² = 968.752 ft²
(1 m² = 10.7639 ft²)

Step 4

After filling the details as required click on the "Check Availability" button. The calculator will display the Result as "Affordbale" if the property will be considered as an Affordable Housing else it will display as "Non-Affordable".

More Info

Affordable Housing Projects can be eligible for various subsidies and grants from state or central goverment in India. The tax i.e. GST for Affordable Homes is less as compared to Non-Affordable ones.
